A luxury homebuilder has broken ground on the first luxury homes at a new golf resort community north of Houston. Tipler Design & Build LLC began construction last week on the first phase of 147 resort homes in Bluejack National, a new residential community anchored by the first championship golf course designed by Tiger Woods set to open in the U.S. The 775 acre development, located at 4430 S. FM 1486 in Montgomery County, will offer its golf club members a mix of condominium-style suites, cottages and patio homes ranging in size from 800 to 3,300 square feet and in cost from the mid-$300,000s to nearly $1.5 million.
The first phase of construction includes 6 member suite, 18 cottages and 4 patio homes. Beacon Land Development and Lantern Asset Management, both based in Dallas, are the master developers behind the Tiger Woods joint venture.
The resort homes, which will be located near the clubhouse on the south side of the property, will be fully furnished and feature smart-home technology and environmentally friendly designs, stated Justin Tipler, founder and CEO of Tipler Design & Build. The homebuilder partnered with Crimson Design Associates, an interior design firm, and IGS Homeworks, a smart-home company, to offer convenient technology amenities. Bluejack’s resort homes will feature smart-locks, mechanical window shading, a gas/electric range with a built-in tablet computer and a Crestron home automation system that controls everything from the lights to the security system.
“It’s basically like a digital concierge,” Tipler said. “Hit the button on the touchscreen panel, and you can order food from the clubhouse or housing when you leave. It’s really a 5 or 6 star living.”
In addition, Tipler Design & Build is working with Toner Kersting, principal at Kingwood based Snyder Energy Services to seek LEED Gold certification. Bluejack resort homes will use environmentally friendly materials and building techniques. The homes will have LED lightbulbs; water efficient plumbing, faucets and toilets; and locally sources and sustainable cedar siding as well as other rustic, recycled building materials.
“Given the spectacular backdrop of the heavily wooded land surrounding the new Tiger Woods designed golf course, it just made perfect sense to incorporate all the LEED requirements into the project’s design,” Tipler said.
Tipler Design & Build plans to deliver the first homes in September, just in time for the golf course’s opening in October or November. Tipler stated he has been happy with the presales for the resort homes, although he did not elaborate on the number of sales. So far, Tipler stated Bluejack’s resort homes have appealed to young families looking for a weekend getaway home to corporate executives who want to retire in Montgomery County and bring their grandchildren to play at the resort, which will include a movie theater, zip line and fishing dock.
“This is really a gamechanger for golf course development,” Tipler said, “I think the old days of relying exclusively on a golf course as a residential development has slowed, People want to have a place to escape where they don’t have to worry about anything, and where they can play golf and have a wonderful time.”
Tipler Design & Build is one of the largest luxury homebuilders based in The Woodlands. Since its founding in 2007, the homebuilder has built homes in Carlton Woods, Conroe, inner Houston and Sugar Land ranging in size from 8,000 to 25,000 square feet and in price from $1.8 million to $5 million.
